Invista Real Estate

Invista Global Property Securities Fund

In 2008, Invista made a strategic move into real estate securities. With the belief that investing in publicly listed real estate is complementary to investment in direct properties, Invista seeded the Invista Global Property Securities Fund LP (“the Fund”) with balance sheet capital.

The Fund is currently structured as an English Limited Partnership. The Fund commenced operations on September 12, 2008 and was fully invested from late October 2008. Performance is benchmarked to the FTSE EPRA-NAREIT index, a comprehensive index of listed property companies in developed markets around the world. Past performance is not a guide to future performance.

Property fundamentals are the primary driver of long term returns in listed real estate securities. With Invista’s depth of experience with direct property assets, we are well placed to analyse and assess the asset level fundamentals of publicly listed companies.

Philosophy

  • Real estate assets are the key driver of long term company performance
  • Managements can create or destroy shareholder value
  • Equity markets present arbitrage opportunities vis-à-vis the private market
  • Securities are an efficient way to allocate capital to real estate

Investment Strategy

The strategy is to invest in a diversified portfolio of property companies listed on major exchanges around the world. The Fund focuses on “best of breed” companies that possess high quality asset portfolios, experienced and capable management teams, strong and safe balance sheets, and positive free recurring cash flows. The Fund also has exposure to the listed, unsecured bonds of property companies. Our fixed income capabilities improve the income and reduce the risk of the portfolio overall.
