Invista Real Estate Opportunity Fund
The Invista Real Estate Opportunity Fund LP ("the Fund") was launched in October 2007 with £56 million in commitments. The substantial downturn in the UK and Continental European markets exceeded the expectations at launch and this consequently led to reduced levels of investment during 2008. By 31 December 2008 the Fund had invested £7.5 million of equity (13% of total commitments).
As the rate of value decline slows in the UK and Continental European markets in 2009 increasing distress should provide more attractive opportunities and more interesting deal flow for the Fund. Our aim is to capture the value that can be created as markets recover.

Objective
The Fund's objective is to target a net return to investors of 15% pa or more and money multiples of at least 2X cost through investing in real estate backed opportunities in the UK and Continental Europe.
Strategy
The strategy is to identify and exploit opportunities that arise from a particular property fundamental with an emphasis on asset management. The Fund's scope includes direct property, indirect property and debt and equity securities relating to property.
