Property investments can be relatively illiquid compared to other types of investment so this could lead to delays in realisation of your investment. Commercial property and residential property have different risk profiles and past performance of property funds may not reflect the performance of the property market as a whole.

Compensation

The compensation that may be available depends on the classification of the fund in which you have invested. Please see the individual fund documentation to determine which scheme is applicable, and to what extent.
UK funds: Invista Real Estate Investment Management Limited is covered by the Financial Services Compensation Scheme. You may be entitled to compensation from the Scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Most types of investment business are covered for 100% of the first £30,000 and 90% of the next £20,000, so the maximum compensation is £48,000. Further information about compensation arrangements is available from the Financial Services Compensation Scheme.
Guernsey funds: Invista Real Estate Investment Management (CI) Limited is the Manager of the funds registered in Guernsey, and is regulated in Guernsey under the Protection of Investors (Bailiwick of Guernsey) Law 1987, as amended ("the Law"). For Class B schemes such as the Insight Property Portfolio Fund no compensation is available under the Law in respect of defaults of Invista Real Estate Investment Management (CI) Limited. Invista Real Estate Investment Management (CI) Limited is not authorised under the UK Financial Services and Markets Act 2000, nor is it subject to the rules and regulations made under that Act for the protection of private investors. In particular compensation is not available under the UK Financial Services Compensation Scheme in respect of defaults of Invista Real Estate Investment Management (CI) Limited. Further information is available from the Guernsey Financial Services Commission.
